Roof Replacement
The decision to replace a roofing system should be based upon several factors. Some of these include the condition of the roof membrane, flashings, and penetrations; the type and condition of the roof underlayment; the number of roofing systems in place; and the type of roof deck. Concrete or wooden roof decks are more resistant to water penetration. As a result water that gets through the roof membrane can become trapped in the roofing system where it can result in degradation of the roofing system from the inside out. The cost to remove and replace these areas and the percentage of the roof that has been damaged by this condition has an effect on the decision to repair vs. replace a roofing system. Frequently when two roofing systems are present, water can become trapped between them resulting in saturated and deteriorated roof underlayment.
